How Long Does an Asphalt Shingle Roof Last?

Roof Replacement

Most asphalt shingle roofs last 15 to 30 years. Basic three-tab shingles sit at the low end, usually 15 to 20 years, while architectural shingles commonly reach 25 to 30. Where your roof lands in that range depends less on the brand name and more on installation quality, attic ventilation, and how quickly small problems get fixed.

What Shortens a Shingle Roof’s Life

Heat from below is the quiet killer. A poorly vented attic bakes shingles from underneath, dries out the asphalt, and curls the tabs years ahead of schedule. Balanced attic ventilation, intake at the soffits and exhaust at the ridge, is one of the cheapest ways to buy your roof more years.

Storm damage left alone compounds. A lifted shingle tab lets wind get under the course above it, so one loose tab after a spring storm becomes a bare patch by fall. A second layer of shingles installed over the first causes trouble too: it traps heat and hides decking problems until they show up on your ceiling.

Signs Your Roof Is Near the End

Walk the yard and look up. Curling or cupping tabs, cracked shingles, and bald spots where the granules have worn away all point to a roof in its last years. Check your gutters too. A handful of granules after a heavy rain is normal on a newer roof; a steady accumulation on a 20-year-old roof means the shingles are wearing through.

Repair or Replace?

Age plus extent is the honest test. A roof under 15 years old with damage on one slope is usually worth repairing. A roof past 20 with widespread granule loss and curling is telling you the money is better spent on replacement, because each repair just chases the next failure.
