Membrane Maintenance Is the Whole Game
A single-ply membrane rarely fails out in the field of the sheet. It fails at seams, flashings, penetrations, and drains, and it fails fastest wherever water stands. Our commercial maintenance visits, typically spring and fall, cover:
- Clearing the roof drains, scuppers, and gutters before they back up and pond
- Probing seams and checking flashings at curbs, parapet walls, and penetrations
- Resealing pitch pans and checking termination bars
- Patching punctures from dropped tools, foot traffic, and wind-blown debris

Ponding deserves its own line: water still standing 48 hours after rain ages a membrane fast, loads the structure, and almost always points to a blocked drain or a low spot we can correct.

We trace leaks back to the actual entry point (a split seam, a failed pipe flashing, a puncture) and fix the cause, not the symptom.
