How long does a commercial membrane roof last?
20 to 30 years for TPO and EPDM that get maintained, often under 15 for membranes that never see a maintenance visit. Seams, flashings, and drainage decide which number you get.
Can you repair our roof instead of replacing it?
Often, yes. A membrane with sound field material and isolated seam or flashing failures is a repair candidate. We check for wet insulation under the membrane first, because patching over a soaked assembly wastes your money, and then we tell you plainly which side of the line your roof is on.
