We rebuild the whole system in metal, recut the mortar for fresh counterflashing, and repoint the joints that freeze-thaw cycles have opened.
The newer builds near the state forest boundary fail differently: wall and dormer flashing shortcuts, including caulk doing a kickout flashing’s job at the gutter line. Caulk is a maintenance item. Metal is a repair.
