Roof Inspection in Fairview
Some roof inspections happen because hail came through last night. Some happen because a farmhouse is changing hands and the buyer wants to know what nine decades of weather actually did. The rest happen because a homeowner would rather spend an hour on prevention than a spring on repairs. All three get the same inspection from us.
We look topside and underside. On the roof: shingle condition, every flashing detail, valley metal, ridge caps, pipe boots, and gutter pitch. In the attic, when there’s access: stained decking, rusted nail tips, daylight where there shouldn’t be any, and whether the ventilation is keeping the framing dry. The mid-century homes near the school and the older farmhouses fail in different places, and we know both lists by heart.

You get photos and a written report ranked by urgency: fix now, watch this year, fine for the foreseeable. No invented problems. Plenty of Fairview reports read “you’re good, check back in three years,” and we’re glad to write that one.
