What We Check
An inspection covers both sides of the deck. Topside: granule loss and exposed mat (the Westgate three-tabs are deep into that stage), every flashing joint and pipe boot, valley wear, backed-out fasteners, and the second or third layer some downtown bungalows still hide under the top course. From the attic: daylight where there should be none, rusted nail tips, water-stained decking around the chimney chase, and whether the ventilation actually moves air.
When to book one: before you buy or sell a house, after any hail or high-wind event, and every couple of years once a roof passes fifteen.
